Yes, It is actually very important to use qualified Surveyors to undertake a Snagging inspection. Whilst snags can be identified by anyone, the advice given in relation to significant defects requires the Inspector to be qualified. Not only that, the snagging and defect reports produced are taken more seriously by the Developers. Professional and Chartered qualifications provide assurance that surveyors have extensive experience in Construction, Regulation, Compliance, and Quality. All our inspectors hold high-level Chartered Qualifications with either RICS (Royal Institute of Chartered Surveyors). CIOB (Chartered Institute of Building), CABE (Chartered Association of Building Engineers, and (RPSA) Residential Property Surveyors Association.
Snagging is an informal expression used within the construction industry in the UK and Ireland. It is used to describe the process of defect, issue or fault identification. Snagging is a necessary process to help detect and fix any defects in your property before the warranty period ends. Nowadays it is an essential part of buying a newly built home.
Yes, we can, Please use the Contact Us page to send us a message. We will do everything we can to accommodate you.
Once the inspection is booked, you will receive a booking confirmation email. Our Fees are all vat inclusive.
You will receive a 2nd email containing the invoice. You have an option to either pay the invoice immediately via the link in that email or at the latest 48 hours before the booked time for an inspection. You will also be able to pay via the Client Portal and access will be provided once you book.
Ideally, a Snagging Inspection would be completed prior to legal completion. This allows the developer to complete works detailed on the report before you move in. Some developers do not allow access to the property prior to completion, however. In this case, we recommend having the inspection completed just after your completion.
If you have already moved into the property, it is still fine to get the snagging inspection done asap. By law, you have a right to ask your developer to fix the snags within 2 years of the property completion date.
No, it is entirely up to you if you wish to be present.
We take time to look at all parts of the property that can be visually accessed. These include things such as untidy finish, cosmetic issues, plumbing (leaks), electrical (faults & compliance), and external finishing. We also help ensure your property is compliant with technical standards and building regulations. As a part of our package, we conduct a thermal scan to your new build windows, radiators, external doors, and underfloor heating.
Essentially. we inspect everything!

Yes we can. During the booking process, we will request you to input their contact details. Once the inspection is booked, we will call them to get the keys or arrange access to your property
Until you have completed, in legal terms, the property still belongs to the developer and they may try to deny access to our snagging inspector.
However, you have a legal interest in the property and for this reason, your solicitor will be able to arrange access if the builder is being difficult. In recent years this has not been a major issue as most developers are used to dealing with us and the HBF ( Home Builders Federation ) has published a voluntary code, the Customer Service Code of Conduct.
We aim to complete and upload your Report to the Client Portal within 36 Hours of the survey. Sometimes however, it might take a little longer to complete. You will be automatically notified via SMS and Email once we have completed your Report.
Yes, you can change the inspection date by yourself via your Client Portal latest 24 hours prior the inspection date.
Please message us using the button opposite or send us an email at enquiries@qualitysnag.co.uk.co.uk with the property size, number of bedrooms, number of bathrooms, and number of living rooms. Once we have this information, we will come back to you with a quote.
We are happy to undertake a re-inspection. Please see the Fees page for Re-Inspection Options. Our Premier Plus Service includes re-inspections.
The above organisations are new build warranty providers. Their insurance policy is provided by the builder which is aimed to protect new build purchasers for a period of 10 years against the defects and structural issues to their homes.
The builder is responsible for the first 2 years and provides cover for every defect within the property during that period.
In years 3 – 10 the warranty provider covers only structural defects.
This means that purchasers have only 2 years to identify, report, and have remedied any defects in their home.
